The depth of the estimate is the protection

Much of the pain in construction comes from change orders that trace back to fast, loose bidding. AFC is deliberately built the opposite way.

Granular bidding, on purpose

AFC estimates are built at the cost-code level — typically 200+ line items across 12 divisions — not lump-sum guesses. When every dollar is traceable from day one, there's far less room for "we didn't account for that" mid-project.

The story

AFC — Advanced Facility Construction — began as Cottonaro Custom Homes, a custom residential builder. That craft foundation evolved into a deliberate specialization: laboratories, cleanrooms, and technical facilities where mechanical, electrical, plumbing, and process-utility coordination is unusually complex — and where generalist contractors struggle.
